Aesthetic Parcel Valuation
As many projects get started and remain incomplete this is an example: I wanted to share the incomplete study with this forum to see if it picked up interest with anyone. In this study we were looking at developing a model for aesthetic valoration of a mountain based on surrounding parcel data. Attached is the parcel data I was able to compile and some of the values of the properties had been added to the attribute table. The basic thought process we had was to do a viewshed analysis to get an average value of how much view each parcel had of the mountain. From that the actual cost of the parcel would be paired with that view value and some statistical analysis would be done to see if this was statistically relevant. Hopefully an end result would be an estimated value of how much the mountain adds to property value by being there. If you have any questions please feel free to contact me.
